The designer developed a plan that maintained the existing house footprint while
adding a second floor. The client wanted additional room to accommodate a young
and growing family. In order to enhance the curb appeal while blending with the
surrounding homes, the designer modified the traditional front facade to a
craftsman style. Creative use of existing structure enabled major change in the
feel and flow of the first floor without incurring some of the high cost
frequently associated with such a major remodeling project.
The master bedroom was enlarged by removal of two existing closets and
conversion of the flat ceiling to vaulted design. The vaulted section fit neatly
into the unaffected area of the existing attic space. By utilizing the area of
one bedroom, a new enlarged master bath and walk-in closet was gained. The bath
features a Garden tub and Walk-in shower and a private Toilet room.
Space was gained by the conversion of another downstairs Bedroom into an Office,
Closet, a more open Front entry, and a new set of Stairs to access the second
floor. Upstairs added rooms consisted of two new Bedrooms, a Laundry, a
Playroom, and a Media room. The two new Bedrooms featured a Jack and Jill Bath
between them and added Walk-in storage. The upstairs new heated area is 900
square feet.
First floor common areas comprising the Living room, Kitchen, and Sunroom were
opened up to improve the flow. The existing Living Room was converted into a
Game Room with a double-sided gas fireplace separating it from the Family
Room/Kitchen area. A large existing fireplace and brick dividing wall was
removed. An island was added to the existing Kitchen and the cabinets and
counters were replaced and new appliances added. The renovated area was
approximately 660 square feet.
