Project Description

EXTENSIVE DILWORTH REMODEL ON SMALL LOT
  

Constructed circa 1925, this house was on a typical small Dilworth corner lot. The clients desired to substantially increase the living space with a minimal increase in the footprint of the house. The only logical way was to add a second floor while modestly increasing the width and depth of the home. The final plan called for a total addition of 1936-heated S/F, resulting in a total of 3390-heated S/F. 612 unheated S/F was added for a front wrap around porch, rear covered patio plus a small outdoor “sleeping porch off the upstairs master bedroom.

Construction challenges resulted from the brick foundation that was not structurally capable of supporting the existing structure, much less handling the point loads of a second floor. The contractor had to excavate to under pour the foundation and wound up having to construct perimeter and internal piers every 10 feet spanned by LVL beams to totally bypass the existing “foundation.” The previous foundation exists now for purely cosmetic purposes.

On the first floor, the final design incorporates an expanded master bath with a walk-in closet, new front porch, and an expanded family room as well as an attractive open center staircase with wrought iron pickets and decorative chandelier. The second floor includes three bedrooms, an open bonus room at the top of the stair, and two baths including a Jack-and-Jill bath.

The client is an avid cook and desired a larger kitchen, well integrated with the family living area. Wood burning fireplaces were added to both the family room and the master suite above using a double flue chimney.

The downstairs was substantially altered to provide greater width for a large center gallery that affords great visibility from the front entry hall all the way to the French doors leading to the backyard outdoor living area. The use of the gallery concept gives a feeling of openness and enlarged the dining room area as well as the kitchen and family room areas.

The architect added small windows in several areas to admit light to the interior of upstairs rooms while keeping in harmony with the low eaves. The Dilworth Historic District commission was concerned about the addition of the requisite square footage and the necessity of the increased roof height. Every effort was made to diminish the “mass” appearance of the added second floor. The architect took advantage of attic space behind the second floor knee walls to create a compact office space. Many “touches” were added to create an interesting and highly livable, spacious home.
