Additions Over 200K

This home renovation and addition project solves the classic dilemma of creating a modern floor plan within an historic context. The home has to look and feel like the 1920s era it is, all while creating new spaces and functioning as a new house.
 
The house was expanded from a 2,330 sq. ft., four-bedroom/three bath home to a 3,720 sq. ft., five bedroom/three and a half bath house.

Several of the objectives met by the project:

Expand/improve kitchen
New Family Room connected to kitchen
Add functional spaces missing from house (Mud Room, Laundry Room, Butler’s Pantry)
Improve existing traditional rooms (Living Room, Study, Dining Room, Foyer)
Improve existing Master Suite with modern bathroom and his and hers closets.
Add children’s bedrooms and bathrooms.
Create a new covered porch to connect to the back yard
Create new two-car garage on a small, urban site.
Improve odd front fašade

Challenges:

Existing addition poorly planned and executed.
Add on significant addition while being sensitive to size and scale as it relates to the original, historic home.  This is true of inside spaces as well as external massing.
Re-use existing rooms in original house judiciously.

Solutions:

Move Foyer wall to expand Foyer and re-center windows in Living Room.
Re-centering Living Room walls also creates symmetrical front fašade.
Re-use small downstairs bedroom into a new Play Room with large walk-in storage and French doors to main Family Room.  This also creates a functional Study and Powder Room.
Re-task the old Kitchen space in the center of the house into an innovative Wine Room, perfectly located off Foyer, Dining Room, and Family Room/Kitchen.
Offset rear addition so main, historic home stands proud on side elevations..
Use scaling techniques such as coffered ceiling in Kitchen and cased opening between Family Room and Kitchen to scale down larger modern rooms that are incongruent to older homes.
Take some space from oversized Master Bedroom to add a much needed walk-in closet.
Transition between Master Bedroom and Master Bath has haberdashery built-in around new oval window to create an interesting Dressing Room and make the most of the awkward, limited existing space.
Complete modern remodel of dated Master Bathroom.
Re-use existing small bedroom for hallway to connect new bedrooms and create small Play/Study Room for upstairs bedrooms with pocket doors.
New window configuration and special oval window over the existing porch creates symmetrical, well-proportioned fašade and adds architectural emphasis for the main front entry door.
