Project Description

Adjacent to the historic district of Dilworth, this cottage style house was built in 1937 with only 1000 square feet and minimal curb appeal. The remodel objective was to renovate the existing first floor and add a second floor. This to be done in a manner that would harmonize with the historic Dilworth bungalow style and not be lofty above the surrounding one-story houses. The plan took into consideration the rear tree root zone, on grade entry from the garage with screened porch, and the corner lot position with added porches.

Viable original rooms were adapted as study and guest bedroom with bath. The original front parlor with its charm of aged oak flooring, arches and fireplace was opened to the living portion of the house with original windows remaining. The kitchen expansion has dining space, a banquette, island bar, and window-seating bench for multiple hang out spots for owners or guests. A mudroom area complements the functional and hi-tech kitchen. The open staircase is central to the house for efficiency and effect.

The second floor efficiently has the master suite has a walk-out partially covered airing balcony, a steam shower, soaking tub and separate dressing rooms. A second bedroom has semi-private bath. The laundry is upstairs with an open study loft to the central staircase.

The owner desired to maximize the effective “greenness” of the house and asked the contractor to fully seal the crawl space, utilize Icynene insulation for the attic and install several instantaneous hot water heaters. The installation of high efficiency electrostatic air filters added to a virtual non-allergenic environment within the home.
